Our Process & How We Work With Clients

Listening to design clients for years, we understand that they do not want surprises.  And they do not want to give architects a budget and then see drawings for a project significantly more expensive.  What they do want is for a project that fulfills their goals, as well as their budget.  Our three-step process ensures that.


Step 1a. Preliminary Design & Budget

In this phase, we listen to you.  We figuratively jump into your heads and learn about your vision, your goals, your objectives.  We also learn about your budget.

  • Meet to review site and get to know one another
  • Agree on Design Fee
  • Review and Finalize Program
  • Measure and photograph existing
  • Provide 2 to 3 design sketches
  • Finalize Plan

Step 1b. Addition or New Home

  • Create preliminary exterior elevations
  • Create preliminary exterior 3-D model

Step 1c. Addition or New Home

  • Budget entry level solution
  • Budget approval by all parties

Step 2. Design Development

In this phase, we create a design based upon your vision.  We combine all components of the project, and begin to assemble the design team.  This team could include the contractor, interior designers, kitchen designers, landscape architects, audio-visual consultants, etc. The end result is a detailed design document, including construction budgeting.

  • Finalize design (plan and exterior)
  • Assemble design team (interior designer, kitchen designer, landscape architects, integration architects, civil engineer, etc.)
  • Material selections
  • Coordination with team members
  • Revise budget based on input from team members
  • Budget approval by all parties

Step 3. Construction Documentation & Bidding

In this phase, we create detailed construction drawings that will allow you to obtain final construction pricing, as well as any municipal approvals required.

  • Complete construction documents 
  • Coordinate with team members
  • Issue construction documents
  • Final bidding

Step 4. Construction

Now the construction begins. Kick back and enjoy knowing that you have a dedicated project manager to take care of everything from here. Remember 99% of the details are decided in steps one thru three. This allows the building process to go much smoother.

  • Finalize construction proposal and sign contract
  • Submit for permit (if required)
  • Educate homeowner about use of BuilderTrend  
  • Start Construction
  • Daily Communication thru BuilderTrend

Step 5. Warranty

Project completion does not mean the end. We build relationships, not just projects. Reclaim your space, enjoy your improvements, invite family and friends over to admire. Rest at ease knowing about our one-year, all inclusive, warranty. It’s our way of letting you know that your satisfaction is our highest priority.
